at Lakeside Village

The Challenge:

With tenant delivery and occupancy deadlines quickly approaching at one of Central Florida’s newest retail centers, the developer, Casto Lifestyle Properties, needed to add a missing piece to their unique project. With only one major non-clothing retailer located at Lakeside Village, Casto realized that another national merchant needed to be added, and Books-A-Million was targeted as the tenant of choice. However, there was a three-fold problem that threatened their move into the center. First, there was not a suitable existing shell space in the center to house the retailer’s stringent space requirements. Next, the project needed to be completed in only 100 days to ensure the store would be open in time for the Center’s Grand Opening. Finally, since the developer had to pay for Books-A-Million to relocate into their center, the budget constraints on the project were immense.

The Solution:

Since Rodda Construction had been invaluable to Casto through-out the development of Lakeside Village to date by delivering numerous projects on-time (including the new 33,000SF Bed Bath and Beyond store), they turned to us to make this project a reality. Our first order of business was to analyze the existing shell spaces to see if additional space could be added without disturbing the overall design of the center. Rodda developed a plan to covert 3 empty spaces which surrounded the project’s centerpiece water fountain, and add on behind the building.

With the design flexibility to use our creativity on this demanding project, we were able to create an economic and efficient space that utilized much of the existing shell space’s structure and utility infrastructure. This resourcefulness, accompanied by Rodda’s unmatched dedication to delivering best value to each client, allowed us to deliver a very economical building. Also, by staggering drawing delivery, bidding, and permitting, we were able to get started on the project just a few weeks after we were awarded the job. Finally, we efficiently managed and coordinated construction activities and worked multiple shifts over a seven-day-a-week schedule to complete construction in less than 100 days.

The Result:

By thinking outside of the box, Rodda was able to create a main entrance and signage space both on the outside (parking lot side) and inside (main street/fountain side) of the Lifestyle Center. The unique design gave us the necessary square footage to install Books-A-Million’s merchandise fixturing and house functional space, and also made them one of the center’s only two tenants to have coveted dual access. Our commitment to maximizing customer value allowed us to produce a successful project by fitting within Casto’s limited budget resources for this project. Last but not least, we delivered the project in time to meet Books-A-Million’s requirement to be operation in time for the Center’s Grand Opening Festivities.
