The Challenge:

SunTrust Bank was experiencing booming growth in the Central Florida market, and was quickly becoming the areas largest, and one of the most trusted banking institutions. In order to more efficiently serve each Polk County branch and customer, they decided to build Lakeland’s first new downtown multi-story building in decades. They desired a first class, five story building with a three story parking garage, all situated on a small corner of Florida Avenue and Lemon Street downtown. They needed the project completed in less than one year, and it had to be a rousing success, so they turned to Rodda Construction.

The Solution:

After developing a site specific construction coordination and phasing plan, our team went to work. By focusing on completing the building’s steel frame structure and brick work as quickly as possible; Rodda was able to utilize the area where the parking garage was to be built as a temporary staging area. Once the building was topped out, Rodda utilized off-site storage and just-in-time deliveries to keep the site clear of obstructions. This allowed us to complete the balance of the sitework, and the foundations and structure of the parking garage. Once the garage was done, it served as a final parking and staging area as interior construction was finishing up.

The Result:

Through focused planning and implementation, Rodda was able to successfully construct the only 5+ story to office building be built in Downtown Lakeland in over 30 years. Our organization and commitment to the client, and the City, allowed us to complete this important project in less than one year, with disrupting any of the adjacent properties or Lakeland residents. The beautiful project helped to portray SunTrust’s image as a first class bank, and has been a part in continuing their healthy growth in the Community.
